Matterport remains the standard for 3D property tours and building digital twins, from phone captures on the free plan to lidar-grade scans with the Pro3, now cheaper at $3,995, plus AI features such as defurnishing and property reports. Under CoStar it feeds Homes.com and its sister sites, while Zillow has dropped its tours, which matters for US agents. Pricing scales with the number of active spaces, and floor plans cost extra. A strong choice for property and facilities professionals; occasional users can start free.

Matterport turns real spaces into navigable 3D digital twins. You capture a property with its Pro3 lidar camera, a supported 360 camera, or a phone or tablet, and Matterport's Cortex AI stitches the scans into an immersive model with measurements, floor plans and photo galleries. AI features include Property Intelligence reports and automations, defurnishing a room to show it empty, automatic face blurring and, for professionals, CAD, BIM, e57 and TruePlan exports. Tours can be shared and embedded anywhere and published to Google Street View and to CoStar's Homes.com, Apartments.com and LoopNet, and a capture service sends technicians to properties in hundreds of cities. Enterprise customers get APIs and SDKs, SSO and audit logs, and a government version keeps data in the US.
Matterport was founded in 2011 and is based in Sunnyvale, California, with offices including London and Singapore. CoStar Group completed its purchase of Matterport in February 2025 for about $1.9 billion in total consideration, and Matterport says it has digitised 14 million spaces in 177 countries. Zillow has removed Matterport tours from its listings; Matterport says it did nothing to cause this and that its customers remain free to publish tours anywhere.
A free plan offers one active space and two users, with phone capture, measurements and AI defurnishing. Starter costs $12 a month billed annually, or $14 monthly, for 5 to 20 spaces; Professional costs $58 annually, or $69, for 20 to 150 spaces with all cameras and faster floor plans; and Business costs $296 annually, or $355, for 100 to 300 spaces and 50 users. Enterprise is quoted. Prices rise with the number of active spaces, and floor plans and some files cost extra. The Pro3 camera now costs $3,995, or $4,495 in a performance kit.
It suits estate agents, property managers, builders and facility teams that need accurate, shareable 3D records of buildings.
